Three kinds of paper, and the trouble they cause

A lease, a contract and a company file. Almost everything a small business in Beirut deals with is one of the three — and the moment it goes wrong is rarely the moment to read it for the first time.

Tenancy & leases

A shop is worth what its lease says it is.

Renewal, eviction, a landlord who wants the space back, a tenant who has stopped paying. The document you signed years ago decides most of the argument, so the first work is always reading it properly — clause by clause, and out loud if need be.

You might be here if

  • You are about to sign a lease for a shop and want it read first
  • A notice arrived and you are not sure what it obliges you to do
  • A renewal or a termination is coming up
  • You and the other side disagree about a commercial space

Contracts

A contract is worth only the sentence you rely on when it breaks.

Suppliers, clients, partners, staff. Most agreements in this city are made on trust and a handshake, and most of them hold. Drafting is for the ones that do not — one page written carefully now instead of a year spent proving what was meant.

You might be here if

  • Someone has asked you for a written agreement and you do not know what belongs in it
  • You are taking on a partner and the terms are still spoken
  • A draft has been sent to you and you would rather not sign it blind
  • The same deal keeps repeating and you want one standard form for it

Company formation

The structure you choose at the start is the cheapest one to change.

Turning a trade into a company, or two people into partners on paper. The formation work is the filing and the founding documents — and, before that, the conversation about which shape actually suits what you are building.

You might be here if

  • You are opening with a partner and want it written before it starts
  • You have been trading under your own name and it has outgrown that
  • You want a small company set up and the file done properly

What it costs, and how it starts

No retainer to talk. Send the question first; the cost of the work comes after there is something concrete to cost.

Fees

  • Legal consultation $50

Your documents read in full and a clear answer: where you stand, what your options are, and which of them is worth the effort.

  • Contract drafting Quoted at the consultation

Agreements with suppliers, clients, partners and staff, written to be read by whoever has to rely on them later.

  • Company formation Quoted at the consultation

Founding documents and the formation file for a small company.

The first consultation is on WhatsApp and there is no charge for it.

How it starts

  1. Write, in two lines

What the matter is and what you want to happen. A photograph of the lease, the notice or the draft is more useful than any description of it.

  2. The consultation

The papers are read properly and you leave knowing your position and your options — including the option of doing nothing, when that is the right one.

  3. The work, once it is agreed

Drafting, a formation file, or a tenancy matter taken on. Scope and fee are settled between us before anything begins.

Before you write

The five things people ask on WhatsApp before they ask anything else.

What does the first message cost?

Nothing. The first consultation happens on WhatsApp and there is no charge for it. If the matter needs more than a message — your documents read in full, a position taken — that is the legal consultation, at $50.

I already have a draft contract. What do I send?

The draft, and one line about the part that worries you. That is enough to begin with. If it is on paper, a clear photograph of every page is fine.

My landlord sent me a notice. Should I wait and see?

Send it the day it arrives rather than the week after. Anything with a date printed on it is better read early — the options are usually wider at the beginning than at the end.

I want to form a company. What do you need from me?

What you intend to set up, and with whom. The list of documents is drawn up at the consultation, once it is clear which structure suits the business — that order saves collecting papers you turn out not to need.

Arabic or English?

Either. This page exists in both; write in whichever you think in.

Send the lease, the notice, or the question.

The first consultation is on WhatsApp and costs nothing. If it turns into work, you will know what that work costs before it starts.
